🏡 Welcome Elk Grove Home Buyers!

Whether you’re buying your first home in Elk Grove, California or anywhere else in the country, the journey to homeownership follows the same basic milestones. While local markets and regulations may vary slightly, the core process remains consistent-and understanding these steps can help you feel confident and prepared.

🗺️ Key Milestones in the Home Buying Journey:

  1. First let’s Assess Your Financial Readiness
    Review your credit score, savings, and budget to determine how much home you can or even want to afford.  Just because you can afford to make a $5000 a month payment doesn’t mean you have to!  Define your comfort zone and leave room for ‘minor home tweaks’ in your budget.  Also, as a First Time Home Buyer you can qualify for Down Payment Assistance, ask Karen Dunn for the latest programs available.  {Veterans qualify for Zero Down!}
  2. Be Proactive and Get Pre-Approved for a Mortgage
Connect with a lender to get pre-approved, which strengthens your offer and clarifies your price range.  Think of this as your “Blank Check”, you have the funds and are Ready To Shop!  Need a lender? Coldwell Banker does partner with GRA Rate and you can apply for a Pre-Approval with a ‘Soft Credit’ pull in just a few minutes!  Click & Apply here: Karen Dunn
  3. Find a Real Estate Agent
Partner with a knowledgeable agent who understands your local market and can guide you through the process.  More importantly, find someone that you would like to work with and understands your goals.  Once you’ve identified an Agent you will need to sign a ‘Buyer’s Representation Agreement’ – see below for a detailed explanation.
  4. Start House Hunting
Tour homes, compare neighborhoods, and refine your preferences.
  5. Make an Offer
Once you find the right home, your agent will help you submit a competitive offer.
  6. Schedule a Home Inspection
A professional inspection ensures the property is in good condition and identifies any potential issues.
  7. Secure Financing
Finalize your mortgage application and lock in your interest rate.
  8. Close the Deal
Review and sign all closing documents, pay closing costs, and receive the keys to your new home!

🎓Buyer’s Representation Agreement, explained: 📄{Required Contract}✍️

1. Buyer’s Agent Compensation Basics 💰

This is the money paid to the agent who helps the buyer purchase a home. It’s how they get paid for their work.

2. If Seller Offers Compensation 🏡➡️💵

Sometimes, the seller agrees to pay the buyer’s agent. This means the buyer doesn’t have to pay the agent directly – the money comes from the home purchase funds.

3. If Seller Does NOT Offer Compensation 🚫💵

If the seller doesn’t offer to pay, the buyer has to pay their agent themselves – unless they negotiate otherwise in the offer.

4. How to Handle Partial Compensation 🧩

If the seller only pays part of the agent’s fee, the buyer must cover the rest – unless they ask the seller to pay the full amount in the offer.

5. Making Compensation Part of the Offer ✍️📄

Buyers can include a request in their offer asking the seller to pay the agent’s commission. The seller can say yes or no.
